How we work

 

Pre-Construction

Joining the project team during the design phase allows us to work closely with the client and architect to develop an early schematic construction schedule and related Rough-Order of Magnitude (ROM) budget estimate. Early input from our group of trusted subcontractors can offer invaluable insight into the cost and feasibility associated with key scopes of work.

A preliminary budget and schedule are powerful tools to help the design team make key decisions in a way that creates the most value for the project. As details become more refined, Estimators can assist with value engineering strategies and recommendations to help keep the project healthy and on track. Once drawings and specifications have evolved sufficient detail, Estimators will work with our pool of qualified subcontractors to competitively bid each scope of work for contract and construction. 

 

Construction Process

The hard work and careful planning during the design and pre-construction phase sets the stage for us to do what we do best: building amazing projects - on time and on budget. 

The process of construction starts with a formal hand-off meeting in which Estimators, who have already built the project carefully on paper, relay all the unique details about the project to the Superintendent and Project Manager who will make it a reality in the months to come. 

With permit in hand, construction gets underway immediately. Our full-time Superintendent will layout the work and will direct all subcontractor and self-perform labor on site. Back at the office, our Project Manager will control the relationship between the contract budget and the schedule. As the communications hub for the project, the Project Manager will also ensure that the client, architect, superintendent, and subcontractors are all on the same page as various aspects of the project evolve through the course of construction. Weekly meetings on-site with the client, architect, project manager, superintendent and managing partner ensure that decisions are made in a timely manner and that all construction issues are tracked and resolved proactively to keep the project firmly on track.

 

Project Closeout

When the construction is complete, we will walk through it with you to and review all the product manuals, provide instructions on how to operate the systems, talk about maintenance requirements and discuss warranty policies. Within 6 weeks of substantial completion, someone from Matarozzi Pelsinger will contact you to review the project, the project team and your assessment of our work. We've been doing this for decades and our goal is still the same - to provide a result and a process that brings people back.
